"I own a home in Nassau County and am in the process of selling. My home is assessed at $588 and is listed at $599, leaving room for negotiation. I’ve been told by my real estate agent that the selling price is too high in today’s market. I understand the need to lower the selling price but my question is how low do you go?"
Chances are good your real estate agent is right. The only way to sell a house is to undercut the competition. Just go online and have a look at all the houses that have the same number of bedrooms and baths within a 10-block radius of your own home. These are the houses that buyers out there are comparing to yours. If you’re serious about selling, price your house at least 10% to 15% lower than all the competition. It might seem like a scary proposition, but don’t worry. It’s impossible to under price any house because the buyers out there will immediately correct any error by bidding up your price.
